Farmhouse Interior Design and Renovations

Plan a farmhouse interior around the way your family will actually use the property—not only around a reference image.

Zafiro Homes Design Studio accepts selected farmhouse interior projects subject to the location, site access, scope and schedule. Our available services include space planning, 2D and 3D design, material selection, BOQ preparation, custom furniture and coordinated execution. The exact deliverables and professional responsibilities are confirmed in the written proposal for each project.

Whether you are finishing a new farmhouse shell or improving an existing property, we begin by understanding occupancy, guest patterns, outdoor connections, storage, cooking, maintenance and the work already completed.

Farmhouse Interiors Designed Around Real Use

A farmhouse can operate very differently from an urban house. It may be used every weekend, opened only during certain seasons, occupied permanently or prepared for larger family gatherings. People may move repeatedly between lounges, lawns, terraces, pools, guest rooms and food-service areas.

These patterns affect the interior layout. They also influence flooring, storage, kitchen planning, bathroom access, furniture flexibility, lighting, cooling and cleaning requirements.

Our first design question is therefore not “Which style do you like?” It is “How must this property work?”

These decisions affect the entrance, ordering point, seating mix, kitchen relationship, service routes, lighting, furniture and material specifications. Planning them early can reduce avoidable changes during execution.

  • Normal and maximum occupancy
  • Permanent, weekend or seasonal use
  • Family, guest and staff movement
  • Formal and informal gathering areas
  • Bedroom privacy and overnight stays
  • Main-kitchen, secondary-kitchen and pantry requirements
  • Garden, terrace and pool connections
  • Outdoor equipment, linen and maintenance storage
  • Existing furniture, finishes or services to retain
  • Site access, deliveries and project coordination

Farmhouse Spaces We Can Plan

Depending on the location and project scope, Zafiro Homes can design

  • Entrance and arrival areas
  • Main lounges and family rooms
  • Dining and entertaining spaces
  • Farmhouse kitchens and pantries
  • Guest bedrooms and suites
  • Bathrooms and powder rooms
  • Multipurpose and entertainment rooms
  • Outdoor-transition and covered areas

New Farmhouse Interior or Existing Farmhouse Renovation

Interior design for a new shell

A new shell provides greater freedom, but decisions must be coordinated early. Furniture, lighting, ceilings, kitchens and wardrobes can affect electrical, plumbing and cooling work. Interior input before services are fixed can reduce later cutting and relocation.

The design process should confirm which shell elements are already approved and which team controls architecture, structure and building services.

Renovating an existing farmhouse

Renovation begins with deciding what to retain, repair, adapt or replace. Existing doors, floors, ceilings, furniture, bathrooms, kitchens and service systems should not be assumed reusable until their condition and compatibility are assessed.

An existing-condition review can help divide the scope into:

  • Items retained without change
  • Items repaired or refinished
  • Items relocated or adapted
  • Items removed and replaced
  • Conditions requiring specialist investigation

Choose the Level of Support Your Project Needs

Design-only Farmhouse Interior Service

This option is suitable when the client has a capable execution team but needs professional planning and design direction. Deliverables can include layouts, selected drawings, visualisations and material guidance as defined in the proposal.
The client or appointed contractor remains responsible for procurement, construction management and other excluded work.

Design with Specifications and BOQ

This adds written material information and an organised pricing scope to the design package. It is useful when the client wants to invite comparable quotations or reduce ambiguity before contractor appointment.

Design with Coordinated Execution

This combines the agreed design service with selected procurement, custom furniture and execution coordination. The proposal should identify the project manager, consultants, contractor responsibilities, site-review arrangement, variation process and handover requirements.
Not every project needs the same service model. We recommend defining the project stage and decision responsibilities before choosing a package.

OUR FARMHOUSE INTERIOR DESIGN SERVICES

SITE SURVEY AND EXISTING-CONDITION REVIEW

We review the interior shell or existing farmhouse, record accessible dimensions and note visible constraints that may affect the design. Survey requirements depend on project stage and whether reliable architectural or engineering information is already available.
The survey can establish room sizes, openings, levels, existing finishes, furniture, visible service points and indoor–outdoor connections. Structural status, concealed conditions and technical systems require the relevant specialists where applicable.

CONCEPT AND BRAND DIRECTION

We convert the owner’s requirements into a room schedule and scaled layouts. Furniture is planned together with circulation, doors, windows and key equipment so the space is not designed around decoration alone.
Space planning can Space planning can address:
1. Main and family lounges
2. Dining and food-service connections
3. Guest bedrooms and suites
4. Principal-bedroom requirements
5. Kitchens, pantry and utility areas
6. Powder rooms and bathrooms
7. Entertainment or multipurpose rooms
8. Entrance and outdoor-transition zones
9. Storage and custom furniture
10. Staff or service circulation where included

INTERIOR CONCEPT AND DESIGN DIRECTION

The concept defines the atmosphere, colour palette, materials, lighting character and relationship between rooms. Farmhouse interiors do not need to follow one rustic formula. The direction may be contemporary, warm minimal, modern tropical, rustic or another agreed style that suits the building and owner.
Reference images help communicate preferences, but the final design must respond to the real dimensions, daylight, maintenance, product availability and budget.

2D DRAWINGS AND 3D VISUALISATION

Two-dimensional layouts explain planning and dimensions. Three-dimensional views help the client understand form, material combinations, furniture and lighting before execution.
Depending on scope, the design package may include:
1. Furniture and space-planning layouts
2. Flooring and ceiling concepts
3. Lighting and power-point coordination layouts
4. Wall elevations and finish locations
5. Kitchen, wardrobe and custom-joinery drawings
6. Bathroom finish and fixture layouts
Selected 3D views
7. Material and finish schedules
The proposal identifies exactly which drawings and how many spaces or views are included.

MATERIAL AND FINISH SPECIFICATION

We help select materials according to location, appearance, maintenance and intended use. A lounge, bathroom, garden entrance and covered terrace require different performance considerations.
Specifications may cover:
1. Flooring, skirting and transitions
2. Wall paint, panels, stone, tile or other finishes
3. Ceiling materials and visible details
4. Kitchen and wardrobe finishes
5. Countertops and backsplashes
6. Hardware and selected accessories
7. Upholstery, curtains and soft furnishings where included
8. Lighting fixtures and decorative elements
Approved samples, product codes and written descriptions reduce confusion during procurement. No material should be treated as suitable only because it is described generally as “premium,” “weatherproof” or “imported.”

CUSTOM FURNITURE AND FITTED JOINERY

Zafiro Homes provides custom-furniture and joinery capability for selected project requirements. This can include kitchens, wardrobes, media units, vanities, storage, beds, consoles and other fitted or loose pieces included in the design.
Furniture is coordinated with room dimensions, circulation, power points, lighting and adjacent finishes. Material, hardware, internal configuration and installation requirements should be approved before manufacturing begins.

BOQ AND COST-SCOPE DOCUMENTATION

A bill of quantities helps define what contractors or suppliers are pricing. Depending on the appointment, the BOQ can organise relevant work into measurable sections such as demolition, repairs, flooring, ceilings, electrical work, plumbing, finishes, joinery, furniture and installation.
A useful BOQ should be read with the drawings and specifications. It should also identify exclusions, provisional items and the basis for quantities. A single lump sum described only as “complete farmhouse interior” cannot provide the same commercial clarity.

PROCUREMENT AND EXECUTION COORDINATION

Where included, Zafiro can coordinate approved materials, vendors, custom manufacturing and interior execution under the agreed project scope. Responsibilities for contractor work, specialist systems, inspections, approvals, warranties and handover documents must be written into the final appointment.
Execution coordination may include:
1. Pre-construction scope review
2. Material and sample approvals
3. Procurement scheduling
Shop-drawing or detail coordination
4. Site progress reviews
Written design clarifications
5. Variation documentation
6. Snagging and agreed handover activities

FAQ’s

We can discuss interiors for both new shells and existing farmhouse renovations. New construction may require the interior work to be coordinated with the appointed architect, engineers and approval team.

Yes, design-only can be considered. The proposal will identify included rooms, drawings, visualisations, revisions, material support and site services. Execution and procurement remain separate unless added.

Coordinated execution can be offered for selected projects after the site, design stage, scope, specialist responsibilities and programme are reviewed. The final written proposal defines what is included.

The team reviews your information, discusses the required service and determines whether a site visit or further documents are needed. A project-specific scope and commercial proposal should follow before design or execution begins
