CONCEPT AND PLANNING SERVICE
This option is suitable when the client needs help defining the brief, testing the layout and establishing the architectural direction before committing to a complete design package.
Possible deliverables include a requirement brief, conceptual floor plans, massing studies, front-elevation concepts and selected 3D views. Concept information should not be issued for construction unless it has been developed into the required working documentatio
ARCHITECTURAL DESIGN PACKAGE
This option develops the approved concept into the agreed architectural drawings and specifications. It may include floor plans, elevations, sections, schedules, selected details, consultant-coordination backgrounds and other items listed in the drawing register.
The proposal should clearly identify whether authority submissions, structural design, MEP design, surveying, soil investigation, tendering and site services are included or separate.
ARCHITECTURE AND INTERIOR DESIGN
This combined option connects the building layout with kitchens, wardrobes, furniture, lighting, ceilings, finishes and other interior requirements. It is useful when the owner wants important internal decisions considered before structural and service work is finalised.
The deliverables and stages for architecture and interiors should remain separately identifiable even when one project team coordinates both.
DESIGN WITH COORDINATED EXECUTION
For suitable projects, architectural and interior design may be followed by an agreed execution or project-coordination service. This route can reduce handover gaps, but only when professional responsibilities, drawings, BOQ, materials, programme and variation rules are properly documented.
Not every project requires the same option. The correct starting point depends on the property, stage, scope and information already available.

Share the property location, plot or covered area, current stage, available drawings, required use, approximate budget range and preferred timeline. We first determine whether the enquiry fits the services and project types Zafiro can accept
We review the available ownership or project information, plot documents, surveys, existing drawings, photographs and known authority or society conditions supplied by the client. Missing information and required specialist checks are identified.
The required rooms, activities, priorities and design services are organised into a brief. The commercial proposal then defines deliverables, revision limits, exclusions, professional responsibilities, payment stages and expected client inputs.
The design team studies access, orientation, zoning, circulation, room relationships and initial building form. Conceptual layouts are discussed before detailed visual work begins.
The selected option is refined using usable dimensions, furniture or equipment requirements, openings and service considerations. The client approves the main layout and architectural character at the agreed stage.
The exterior form, openings, materials and selected views are developed from the approved planning. Changes are recorded before the project moves into detailed documentation.
The architectural information is coordinated with the appointed structural, MEP and other consultants where required. Conflicts or design changes are reviewed before drawings are finalised.
The agreed construction information, schedules, details and material references are prepared according to the drawing register. Documents are checked against the approved design and known consultant information.
Where included, the drawings and specifications support BOQ development, contractor comparison, sample selection and project programming. Required approvals and appointments should be resolved before physical work starts.
If site reviews, design clarifications, execution coordination or snagging are included, their frequency and limits are stated in the appointment. Site changes should be documented, reviewed by the responsible professional and commercially approved before implementation.
