Zafiro Homes provides custom-furniture and joinery capability for selected project requirements. This can include kitchens, wardrobes, media units, vanities, storage, beds, consoles and other fitted or loose pieces included in the design.
Furniture is coordinated with room dimensions, circulation, power points, lighting and adjacent finishes. Material, hardware, internal configuration and installation requirements should be approved before manufacturing begins.
BOQ AND COST-SCOPE DOCUMENTATION
A bill of quantities helps define what contractors or suppliers are pricing. Depending on the appointment, the BOQ can organise relevant work into measurable sections such as demolition, repairs, flooring, ceilings, electrical work, plumbing, finishes, joinery, furniture and installation.
A useful BOQ should be read with the drawings and specifications. It should also identify exclusions, provisional items and the basis for quantities. A single lump sum described only as “complete farmhouse interior” cannot provide the same commercial clarity.
PROCUREMENT AND EXECUTION COORDINATION
Where included, Zafiro can coordinate approved materials, vendors, custom manufacturing and interior execution under the agreed project scope. Responsibilities for contractor work, specialist systems, inspections, approvals, warranties and handover documents must be written into the final appointment.
